Black Missouri

Nestled in its own valley and positioned against the downslopes of thousands of State Park acres, The Love Homestead is a major food, shelter and water source for wild hogs, deer, turkey and other wildlife. Rich in history this unique property is 30% pasture along Ottery Creek centered within a perimeter of Hardwood, Pine and Cedar forest on ridgelines flowing down toward food plots, spring creeks and grasses.

The wildlife has been supported by over 8 years of hunt and nutritional management and monitoring. The timber was harvested through a Farm Stewardship program with the goal of growing a healthier, sellable hardwood crop within another 15 years more or less. Live water sources are positioned perfectly for additional minor damming and water retention for irrigating several acres closer to the river/creek. If built properly the flow from these ponds could also be used to generate electricity. The 1500 sf farmhouse is not fancy but quite livable. The tractor shed is about the same size plus or minus and so is the newer Metal building used for a shop and storage.

This “fully insulated” shop has a 330 sf built-in apartment which is about 80% complete and very sturdy built-in shelving along the perimeter walls with a nice work bench. Although the gate to this property is on a two lane State Highway it is not easily accessible. The farmhouse lies 1 mile from the front gate on this (roughly) ½ mile by 1 3/8 mile shaped property.

The ridge line road approaching the pastures and farmhouse conceals a substantial aquifer which feeds many of the springs in the area. Part of the property boundary is a 5/8 mile stretch of Ottery Creek which is almost totally supplied by 9 miles of springs and flows year round.

This creek property also includes the Ottery Creek Shut-ins and swimming hole, quite possibly the largest privately owned water feature of its kind in Missouri.

The pasture hay growth is substantial, usually over 100 large round bales per cutting. Fencing is partial and a few day’s work away from encompassing at least 60 acres.

I will consider the sale of the entire 367 acres or a 100-130 acre piece of it which has 20 acre south -facing sloped pasture and a good wet-weather creek.

This beautiful 367 acre property has everything needed to sustain a very good lifestyle for many people…….and a 200 year old cemetery for after.
