Gathering or not it could be a great investment as is it pays for its own yearly property taxes and still has profit. Definitely worth putting a number in on.
I’d want to know more details about the oil/gas. Mainly is it multiple wells spread out all over the property? And can they be secured to allow for the mayhem that is the gathering? If not then it may be a no go for a venue. Otherwise a large piece of land at that price that has recurring income. Sound like solid investment to me.

However, I think we misread it when saying oil/gas because the post says mineral rights? Am I misunderstanding something here? That said, a property thats already got hunting stands and can build passive income… sounds to me like even if we don’t use this as a gathering location (part of it is really close to a church… we know how people can be in small communities), it could be used as passive income because we can rent out hunting time, trail rides, and then the 10k a year in mineral rights.
