Located in Robinson Borough PA (West Wheatfield township). Indiana County, PA.

110 acres of wooded paradise. Level and upward slope typography.

This sight was previously owned by Florence Mining Co and was used as a coal mining site years ago.

Wastewater treatment plant and commercial structures not with the sale. A DEP worker currently visit the plant to pump water on a daily basis. The DEP has confirmed that there are no environmental issues with this land.

Gated private road access for your security and privacy.

The West Wheatfield township has no zoning restrictions. Though this lot is technically classified as “commercial”, there are no zoning restrictions.

So, you can build your waterfront dream home along the Conemaugh river with a 110 acre hunting ground in your backyard. Or, have a private ATV track in your back yard.

You could turn a small portion of the land into a 25+ lot mobile home park, charge $400/mo in lot rent and bring in $10,000+/mo in passive income.

The only limit is your imagination.

2 parcels combined into one.

Price is only $125,000.

No seller financing.

Sold with a warranty deed and title insurance.

  1. I think it’s beautiful, but the littering on the waterfront and the daily interaction from the ppl maintaining the commercial portion of the property kind of make me think there might be better options

  2. I voted yes. But with reservations. A lot of info needs to be brought up. its all on a hill, it’s got a water plant on it we cannot use that land. DEP has their hands all over it. Used to be a coal mine? satellite shows a mountain of something black covering another 15 or so acers. too close to the town for a concert venue. There is literally nothing of industry there. The roads are sub par. just a lot of questions as to why the per acer cost is so low.
But, we got to start somewhere, why not here for a corporate headquarters?
I’m not the big educated financial wizard here. I suggest we proceed with caution, and gather as much info as we can.
